What Documents Should I Bring to Closing?

LindaHalbe

When you're preparing for the closing of a new home purchase, it's essential to have the following items:

  1. Personal Identification: Bring a government-issued ID (like a driver's license or passport).

  2. Closing Disclosure: This document outlines the final terms of your loan and should be reviewed carefully before closing.

  3. Proof of Homeowners Insurance: You’ll need to provide proof that you have insurance coverage for the property.

  4. Funds for Closing Costs: Bring a certified check made payable to The Title Company of Jersey for the closing costs, which may include the down payment and other fees.

  5. Additional Documentation: This might include bank statements, tax returns, and any other paperwork requested by your lender or the closing agent.

  6. Final Walkthrough Checklist: If you plan to do a final walkthrough, have a checklist handy to ensure everything is in order.

  7. Any Required Utilities Information: Know how to set up or transfer utilities for the home.

  8. Any Other Documents: Depending on your situation, there may be additional documents needed, such as a power of attorney if applicable.

Make sure to confirm with your lender and TCJ title agent if there are any additional items specific to your situation.
